A regular run for me. A town I know street by street.
Round Rock is a regular run for me, and remodels here are a good share of it. From the established neighborhoods off Gattis School Road to the newer builds on the east side, I cover the whole city.
Family homes here get hard use, and I do a lot of the practical stuff: flooring that's taken a beating, bathrooms ready for an update, and the endless honey-do list.
Round Rock is twenty minutes east and a regular enough run that scheduling is easy, which matters more than it sounds when a job needs a second visit. Family houses here wear out floors first, so a good share of what I do is flooring and the tile that goes with it, laid over a subfloor I have actually checked for flat and squeak rather than assumed.
I look at the job, then put the scope and the price in writing before anything starts. What is written down is what I will do and what it will cost, so there is no conversation at the end about what was and was not included. If I find something unexpected behind the wall you hear about it before I carry on, not after.
