All of it over a subfloor I've actually checked for flat and squeak first. I pull and reset the baseboard and door casings so the finished job looks built-in, not laid-on.

How I go about it

1. Check the slab or subfloor

   A floor is only as flat as what it sits on, and slabs are rarely as flat as people assume. I measure before quoting, because levelling is the step most often skipped.

2. Let the material acclimate

   Flooring that goes down the day it is delivered has not reached your house's temperature and humidity, and it will move once it does.

3. Prepare and level

   Grinding high spots and filling low ones. This is unglamorous and it is the difference between a floor that stays quiet and one that develops hollow spots.

4. Lay with the right expansion gap

   Wood and plank need room to move around the perimeter, hidden under the baseboard. Fitted tight to the wall is how a floor buckles.

5. Trim and transitions

   Baseboard and quarter round back on, thresholds between rooms, and the edges finished so it looks like it was always there.
