Volente: the steep lots some trades will not quote.
Small, steep and right on the water. I know the roads down there.
Volente is tiny and it is nearly all lakeside, which makes it a specific kind of job. Steep lots, houses on multiple levels, decks and stairs that step down toward the water, and access that is often the hardest part of the whole day.
That access question is why some trades will not quote out here. It does not put me off, but it is why I will always come and look before pricing anything on a Volente lot. The same repair on a flat lot and on a lot with forty steps down to it are not the same job, and I would rather tell you that up front.
Once a deck or a set of stairs is right, the thing that keeps it right down here is what goes on top of it. Everything on this side of the water sits in full sun for most of the day, so exterior paint and sealer do not last the way they would on a shaded lot inland, and the doors and trim take the same beating. I would rather tell you what the maintenance actually looks like than quote the build and leave you to find out.

My place is down a steep lot. Is that a problem?
It is not a problem, it is a factor. Steps and tight access change how long everything takes and sometimes what tools I can get down there. I will look first and put the real number in writing rather than guess low and revise.
Do you repair lakeside decks and stairs?
Yes. Timber facing the water takes the worst of the sun and the damp, so I cut out and replace what has gone rather than patching over it, and I check the fixings while I am there. That is usually what fails first.
