Lago Vista is the north shore of Lake Travis and it is two populations in one town: people who live here full time, and weekend and second homes that sit empty for stretches.

I am used to working from a list sent ahead, letting myself in, getting through it and reporting back with photographs — several people out here leave me a key and a list rather than take a day off to meet me.

How bad does sun damage get on decks out here?
Worse than most people expect, and it is gradual enough that you stop seeing it. Boards go grey, then soft, then the fixings let go. Caught early it is a clean and refinish; left long enough it is new timber.
