Lago Vista is the north shore of Lake Travis and it is two populations in one town: people who live here full time, and weekend and second homes that sit empty for stretches.
Second homes generate a particular list. Things go wrong while nobody is there to notice, and the owner arrives on a Friday to find them. I am used to working from a list sent ahead, letting myself in, getting through it and reporting back with photographs. Several people out here leave me a key and a list rather than take a day off to meet me.
The other constant here is sun. Decks, railings, exterior doors and trim on this side of the lake age fast, and catching timber before it goes soft is the difference between a repair and a replacement.

Can you work at a weekend place while I'm not there?
Regularly. Send the list ahead, sort out access with me, and I will work through it and send you photographs of what I found and what I did. If I hit something you did not know about, you get a call before I carry on.
How bad does sun damage get on decks out here?
Worse than most people expect, and it is gradual enough that you stop seeing it. Boards go grey, then soft, then the fixings let go. Caught early it is a clean and refinish; left long enough it is new timber.
